COSMOPARK ECO INDUSTRIAL ZONE – A STRATEGIC DESTINATION FOR HIGH-TECH AND SUSTAINABLE INVESTMENT IN SOUTHERN VIETNAM

Overall Perspective of Cosmopark Eco Industrial Zone

As international manufacturers continue to diversify their supply chains and expand their presence in Asia, Vietnam is becoming increasingly relevant to companies seeking a long-term manufacturing and investment base. Beyond land availability and operating costs, investors are placing greater emphasis on tax efficiency, investment tenure, regional connectivity, infrastructure readiness, energy security, digital capability, sustainability and future expansion potential.

Located in Tay Ninh Province, Southern Vietnam, COSMOPARK Eco Industrial Zone is being developed as a 322.3-hectare new-generation industrial ecosystem designed to bring these investment considerations together within a single development platform.

For international investors, COSMOPARK offers a combination of long-term investment tenure and attractive investment incentives. The project has a land-use term extending to March 2095, while eligible investment projects may benefit from a preferential Corporate Income Tax (CIT) rate of 10% for 15 years, a 4-year CIT exemption and a 50% reduction in CIT payable for the subsequent 9 years, subject to applicable Vietnamese laws, regulations and project eligibility.

Location is another important advantage. COSMOPARK is strategically positioned within Southern Vietnam’s expanding industrial and logistics network, with convenient access to Ho Chi Minh City and key regional transport corridors, including Ring Road No. 4, the Tan Ninh – Long An development corridor, Luong Hoa – My Quy Tay Road and the Western North–South Expressway. Connections to major seaports, international airports and border gates further support domestic distribution, import-export activities and cross-border supply chains.

The industrial zone is also being developed with infrastructure designed for modern manufacturing. Approximately 218.7 hectares are allocated to industrial development, supported by a water supply capacity of 17,000 m³ per day, wastewater treatment capacity of 9,500 m³ per day, and an internal road network ranging from 20.5 to 62 metres, with the main industrial axis accommodating up to 10 traffic lanes. Cooperation with Viettel and VNPT further strengthens telecommunications and digital connectivity.

Energy and sustainability form another important part of COSMOPARK’s investment proposition. The broader ecosystem incorporates 200 MW of existing solar power capacity, with planned expansion to 562 MW by 2030. Solar Park 7 is planned with an additional 80 MW capacity, together with a Battery Energy Storage System (BESS), substation and 220 kV grid connection. More than 47 hectares within COSMOPARK are dedicated to green areas and water surfaces, supporting the development of an eco-industrial environment.

Together, these advantages position COSMOPARK to support high-tech manufacturing, data centers and digital infrastructure, computers and electronic components, energy technology, logistics and warehousing, pharmaceuticals and medical equipment, supporting industries and clean manufacturing.

For businesses from Hong Kong, China and other international markets considering manufacturing expansion or supply-chain diversification, COSMOPARK is being developed as an integrated platform connecting manufacturing, infrastructure, energy, logistics, technology and sustainability within Southern Vietnam’s broader economic network.

Strategic Connectivity for Regional Supply Chains

For manufacturers, location is ultimately about the efficiency and resilience of the supply chain.

COSMOPARK’s access to Ho Chi Minh City, major transport corridors, seaports, airports and international border gates supports the movement of raw materials, components and finished products across domestic and international markets.
This connectivity is particularly relevant for businesses seeking to establish production in Vietnam while maintaining access to regional suppliers, export gateways and cross-border markets.

For companies from Hong Kong, China and other international markets, COSMOPARK can serve as a link between the Greater Ho Chi Minh City economic region, Southern Vietnam’s industrial network and wider ASEAN supply chains.

A Long-Term Investment Environment

Industrial investment is fundamentally a long-term commitment.

For manufacturers investing in factories, production lines, automation and supporting infrastructure, investment tenure and fiscal incentives can significantly influence project economics and expansion planning.

COSMOPARK’s long-term land tenure and applicable investment incentives provide businesses with greater visibility when planning capital expenditure, production capacity and future phases of development.

This is particularly relevant for high-tech manufacturing, electronics, digital infrastructure and other capital-intensive industries, where investment decisions are typically evaluated over decades rather than individual business cycles.

Infrastructure Designed for Modern Manufacturing

Infrastructure reliability directly affects production continuity, logistics efficiency and the ability of businesses to scale.

COSMOPARK’s integrated infrastructure is being developed to support modern manufacturing, industrial logistics and technology-driven operations.

Wide internal roads facilitate container and cargo movement, while water supply and wastewater treatment infrastructure support industrial operations. Telecommunications connectivity provided in cooperation with Viettel and VNPT is intended to support automation, enterprise management systems, cloud-based applications and other digital requirements.

This combination of physical and digital infrastructure provides a foundation for manufacturers seeking both operational efficiency and future scalability.

Renewable Energy and Energy Resilience

Energy is becoming an increasingly important factor in industrial site selection.

Reliable power is essential for production continuity, while access to renewable energy is becoming more relevant for multinational companies working toward ESG and carbon-reduction commitments.

COSMOPARK’s renewable energy ecosystem is intended to strengthen energy resilience while creating additional options for businesses seeking to progressively reduce the carbon footprint associated with their operations.

The integration of solar power, energy storage and supporting grid infrastructure is particularly relevant for technology-driven and energy-intensive industries, as well as manufacturers participating in global supply chains where environmental performance is increasingly important.

Sustainability as an Industrial Development Strategy

COSMOPARK is being developed according to an eco-industrial approach integrating manufacturing, renewable energy, logistics, technical infrastructure, services and green spaces.

Rather than treating sustainability solely as a branding concept, the project seeks to incorporate environmental considerations into infrastructure planning and long-term industrial operations.

For international businesses with ESG targets and carbon-reduction commitments, this approach can support closer alignment between manufacturing expansion in Vietnam and broader corporate sustainability strategies.

Targeting High-Value and Technology-Driven Investment

COSMOPARK’s development strategy focuses on industries aligned with Vietnam’s transition toward higher-value manufacturing and technology-driven investment.

High-tech manufacturers and electronics companies require reliable energy, digital connectivity and efficient logistics. Data center operators place particular emphasis on power capacity, redundancy and telecommunications infrastructure. Pharmaceutical and medical equipment manufacturers require reliable utilities and well-managed industrial environments.

By integrating these requirements into its development strategy, COSMOPARK aims to accommodate a broader range of technology-driven, high-value-added and clean industrial projects.

Connecting with International Business Communities

Beyond physical infrastructure, international investors also require access to market information, local partners, professional services and effective investment support.

COSMOPARK is therefore expanding its engagement with international business associations, investment promotion organizations, consulting firms, industrial real estate partners and potential investors across key Asian markets.

For businesses from Hong Kong, China and other international markets, Vietnam can serve multiple roles within a regional supply chain — from manufacturing and assembly to logistics, technology and export-oriented production.

COSMOPARK seeks to support these different investment models while strengthening connections between international businesses and Southern Vietnam’s industrial economy.

A Platform for the Next Generation of Industrial Investment

The role of industrial parks is evolving.

International companies are increasingly looking beyond the immediate question of where to build a factory. They are assessing whether an industrial location can provide the infrastructure, energy, connectivity, sustainability and expansion capacity required to support their business over the long term.

COSMOPARK is being developed from this perspective.

By bringing these elements together within an integrated eco-industrial ecosystem, COSMOPARK aims to provide businesses with an environment where they can establish operations, scale production and participate in the continued development of Southern Vietnam’s industrial economy.

For companies considering manufacturing expansion or supply-chain diversification in Asia, COSMOPARK represents an emerging investment destination designed around the long-term requirements of modern industry and the evolving expectations of global supply chains.

COSMOPARK Eco Industrial Zone aims to create more than an industrial location — it is being developed as a sustainable industrial ecosystem for the next generation of manufacturing, technology and international investment in Southern Vietnam.
